For a bespoke, timber framed garden room built to a standard you can use year round, most Edinburgh projects fall between £1,500 and £2,500 per square metre. A small 3m x 3m home office typically lands somewhere between £14,000 and £22,000. A mid sized 4m x 3m room with a proper foundation, full insulation, double glazing and electrics usually sits in the £18,000 to £30,000 bracket. Larger rooms of 5m x 4m and up, or anything with plumbing for a WC or kitchenette, can reach £35,000 to £50,000.

At the cheaper end you will see flat pack kits and uninsulated summer houses advertised from £5,000 to £10,000. These have their place, but they are a different product. In a Scottish climate an uninsulated building is realistically usable for four or five months of the year, whereas a properly built garden room works as an office, gym or studio in January as comfortably as in July.

What actually drives the cost

Size matters, but it is not the whole story. Two rooms with an identical footprint can differ in price by £10,000 depending on specification and site conditions. When we quote, these are the factors that move the number most:

How to compare quotes sensibly

The biggest cause of disappointment with garden rooms is comparing quotes that describe different buildings. A £15,000 quote and a £25,000 quote for the same footprint are rarely for the same thing. Before comparing prices, check each quote covers the foundation type, insulation values, glazing specification, cladding material, electrical work with certification, and who handles any planning or warrant applications.

Ask what is excluded. Common gaps include the electrical connection to the house, removal of the old shed or decking, and making good the surrounding garden. A joinery led builder should be able to walk you through the timber specification and explain why each element is there. If a quote is vague on the frame, membrane and insulation, treat the low price with caution.
